2. Sensor Lights Not Working
If those little LEDs at the bottom of the tracks aren't on (or one is blinking), the door fails the safety test. Inspectors photograph this.
Fix: Often free -- usually wiring or alignment. Sometimes sensor replacement ($75-150).
3. Visible Spring Damage
If the inspector sees rust, gaps, or wear on the springs, they note it as "approaching end of life" and recommend replacement. Buyers ask for credits or replacement.
Fix: Spring replacement, $289-$389. Pre-emptive replacement before listing is much cheaper than negotiating after inspection.
4. Loud, Grinding Operation
Buyers walk through the home during showings. A loud, screechy garage door is a memorable bad first impression. They mentally categorize the home as "needs work."
Fix: Tune-up + roller replacement. $289-$489 to make a noisy door quiet again.
5. Cosmetic Damage / Dents
A dented or visibly damaged garage door affects curb appeal photos. The first photo a buyer sees on Zillow is often the front of the house -- and the garage is usually 30%+ of that view.
Fix: Panel replacement varies. Sometimes a single panel can be swapped ($300-600). For severely damaged doors, full replacement may be needed before listing.
